The purchase and redevelopment of Brownfields has become a financially viable alternative to the acquisition and development of previously undeveloped sites, or Greenfields. Several recent federal and state programs that offer financial incentives and reduced liability have expedited the cleanup process, making Brownfield redevelopment an attractive alternative to developing new properties. In addition to the Brownfields incentives are the fact that many of these properties are located in urban areas where the infrastructures such as water, sewer, electricity, and gas are already available at little or no additional cost to the developer.
